Renovation loans fold the cost of improvements into the mortgage on a home you're buying or already own. Manufactured home financing covers factory-built homes on a permanent foundation.

For construction: plans, a budget and a contract with a licensed builder, plus the land (owned or being purchased). For renovation: a scope of work and contractor bids.
